National operators choose M Parc Fforestfach as LCP UK, part of M Core completes sixth letting in under 12 months
"We're delighted to welcome both Wingers and Nando's to M Parc Fforestfach. These lettings reflect our strategy of attracting well-loved, high-quality brands that strengthen the appeal of the park and provide even more choice for the local community. Together with the other new openings over the past year, it's a positive picture for Fforestfach and for Swansea."
LCP UK, part of M Core has completed two food and beverage lettings at M Parc Fforestfach, Swansea, signing Wingers and Nando's to 15-year leases that together add nearly 6,000 sq ft of occupied space and bring two nationally recognised brands to the park. The signings take new lettings at the scheme to six in under 12 months, marking a decisive shift in the park's occupier profile and its competitive position within the Swansea retail and leisure market.
The pace and quality of letting activity at M Parc Fforestfach is a direct result of M Core’s active asset management approach: a deliberate strategy to reposition the park around operators with strong national brand equity and loyal customer bases to support local communities.
Wingers has taken Unit 1 at 2,040 sq ft on a 15-year lease and is set to open at the end of June. For Wingers, the transaction carries particular weight: M Parc Fforestfach will be the brand's first Welsh location and its largest UK unit to date. With over £300,000 committed to the fit-out and up to 20 new jobs being created, the brand's investment in the site is a tangible measure of its confidence in the park's catchment and its long-term growth trajectory.
Nando's has taken Unit 3 at 3,945 sq ft on a 15-year lease. Fit-out is scheduled for completion by 1st July, with the restaurant set to open later this summer. Nando's is one of the UK's most loved casual dining operators, with a proven track record of driving footfall and anchoring mixed-use schemes. Its selection of M Parc Fforestfach as an expansion site is a strong market signal: the park's catchment demographics, access, and occupier mix meet the brand's site criteria in a competitive regional market.
Together, Wingers and Nando's expand the park's food and beverage offer around two operators with national scale and distinct consumer appeal. That combination extends dwell time, increases visit frequency, and strengthens the park's position as a destination rather than a convenience stop.
Adam Martin, Director and Head of the Bristol Office at LCP UK, part of M Core, said:
"We're delighted to welcome both Wingers and Nando's to M Parc Fforestfach. These lettings reflect our strategy of attracting well-loved, high-quality brands that strengthen the appeal of the park and provide even more choice for the local community. Anthony Round, Franchise Development at Wingers, said:
"Wingers are very excited to be opening in M Parc Fforestfach, Swansea. It's our first location in Wales, and it fits our requirements perfectly. We have invested over £300k into the build and will be creating up to 20 new jobs. We cannot wait to open the doors."
The Wingers and Nando's signings are the latest in a sequence of occupier transactions that has materially changed what M Parc Fforestfach offers and who it attracts. The scheme has also welcomed Jollyes, Zuno Play, Anytime Fitness and TanTastic. Across the six lettings, the park now carries operators in health and fitness, pet retail, children's entertainment, and food and beverage: a mix that broadens the park's consumer appeal, distributes footfall across visit types, and reduces the income concentration risk that comes with a narrower occupier base.
Both transactions were completed on behalf of the landlord by Liz Alabaster, Senior Legal Counsel (UK) at M Core.
